This slide refers to our asset replacement strategy for external growth.
We continue to pursue asset replacement as basic policy for external growth.
Property to disposed will be judged by its (1) profitability (2) building age and (3) competitivity, and for the property to acquire will be rigorously selected, with considering offices in the greater Shibuya area and Shinagawa・Gotanda area as main candidates.
Replacement of Ebisu Prime Square and A-PLACE Shinbashi Ekimae was held during the period under review considering (1) profitability of the properties, and we can expect not only increase in DPU owing to improved balance but further internal growth in offices as the acquired property is located in the in the greater Shibuya area where the actual rent gap is still wide.
