This page shows management status of hotels.

API owns three properties with hotel zones in Akasaka, Sapporo and Kobe. All of these have adopted sales-linked rent in addition to fixed rent.

Bar charts below show trends in sales-linked rent and for the period ended May 2019, sales-linked rent of ¥71 million was recorded from one property; Kobe.

For the period ending November 2019, sales-linked rent from two properties, Akasaka and Sapporo will be recorded. For that period, our previous forecast for sales-linked rent was conservatively estimated at ¥198.7 million, considering an impact from earthquake in Hokkaido in September 2018.

However, as you can see the trends in occupancy rates of hotel rooms and RevPAR, the impact was tentative and new forecast of sales-linked rent for the period ending November 2019 is ¥257.8 million, up ¥59.1 million.

In bottom right 3, management status of Q plaza HARAJUKU acquired in January 2019 is explained.
As of the acquisition, one floor in the fourth floor was vacant but from April, EXPA, a RIZAP Group’s gym opened and occupancy rate has reached 100%.

This property locates along Meiji Street having heavy traffic with people going back and forth around Shibuya area. By leveraging priority in location and operational know-how that we have for Greater Shibuya area, we will continue our management of this attractive facility.
