A-FLAG KITA SHINSAIBASHI is an Urban Retail property which is located in the Shinsaibashi area, one of the busiest commercial areas in western Japan, and was acquired with assistance from the sponsor group for ¥4,725 million with an appraisal NOI yield of 4.3%.

The property is attractive for the following reasons.
First, its location in Shinsaibashi, which is a commercial area with a strongest ability to attract visitors.
Second, its favorable location along Shinsaibashi-suji Street which allows to have high interchangeability of tenants.
And third, its diversity of existing tenants including cellular phone shop, fitness gym and live music club.

87% of total existing tenants offer "consumption based on experiences and activities", and the fixed-rent ratio is 100%, which allows us to expect a stable management.
The floors of the building are well designed, as from the 1st underground floor to the second floor are accessible directly from street-level.

We believe that there is upside potential in rent along with future rent revisions and tenant replacements, as the actual rent gap is in a negative range and that further development around the area is under way such as rebuilding of Daimaru department store and construction of several large-scaled hotels.
