Tokyu Fudosan Holdings Group, the Sponsor Group, owns a number of office and retail properties within the inner circle of Yamanote Line. Also after the PO, number of co-owned properties with the Sponsor Group increased to 5 and we work with the Sponsor Group for growth of such properties.
The right side of this page introduces asset replacement conducted at the PO.
We exchanged assets by disposing A-FLAG AKASAKA for which we have terminated to improve the property value after completing tenant replacements and acquiring Q plaza HARAJUKU located in Greater Shibuya Area, with the aim of enhancement of portfolio quality.
50% co-ownership interest of A-FLAG AKASAKA will be sold in the period ending May 2019 and remaining 50% co-ownership interest will be sold in the period ending November 2019, which we will record a gain on sale over two the fiscal periods. For the period ending November 2019, we plan to hold a portion of gain on sale for preparation for potential downside risk caused by natural disasters. Also for the purpose of DPU management, another portion of gain on sale will be used for maintenance expenses and CAPEX for further growth of portfolio, which will lead a continuous growth in DPU.
By taking flexible policy with regard to asset replacement, we will aim to enhance our portfolio quality and growth in unitholder’s value. Please turn to the next page.
