The first point gives an overview of ”A-PLACE Shinbashi Ekimae” which changed its category and property name as of June 1, 2018.
As announced by press release and others, the previous tenant vacated as of May 14 this year, then all floors have been successfully delivered to new tenants without making down-time.
Although balance of earnings and expenses would worsen since the previous tenant had been renting total floor area and leased area to new tenants has been largely decreased, we achieved to secure a larger revenue than previous assumption thanks to the fact that we have leased mainly to tenants with customers visiting in-person who could possibly rent the entire floor.
At the bottom, major examples of upward rent revisions are shown. In ”A-PLACE Shinagawa Higashi”, 5% of rent increase in 2,846tsubo is recorded owing to upward rent revision with a major tenant. With this ”A-PLACE Shinagawa Higashi”, in all 15 properties of Tokyo Office properties excluding one land property, upward rent revision has been achieved.
Please see the third point on the right. API implemented a tenant satisfaction survey targeted 7 properties in March this year.
84.3% on average of 377 valid responses replied ”Fairly satisfied” or ”Somewhat satisfied”. And we promptly took action to respond to the requests and opinions of 15.7% who replied ”Unsatisfied”.
Convinced that prompt and appropriate handlings on a daily basis should build more solid relationship with tenants, we will continue to make great effort for a better evaluation from them.
