Page 7 shows the characteristics of API’s portfolio and focused investment areas.
In the both maps, properties of API are marked in red, those of Tokyu Land Corporation, our Sponsor in blue, and those of our Sponsor but under development or under development plan are in green.
Please see the map on the right. The thick green line is the JR Yamanote line. You could see that API’s properties are concentrated in the south of Yamanote Line, lying from Shibuya to Shinbashi.
In the south of the Yamanote Line, our portfolio is particularly centered in Greater Shibuya and Gotanda area on the west side where significant growth of tenants has been seen, and in Shinagawa and Hamamatsucho area on the east side having development potential.
The map on your left shows an enlarged view of Greater Shibuya, where is consisted of Shibuya, Omotesando, Ebisu, Daikanyama and other areas.
As you could see, our Sponsor’s portfolio including owned properties and development projects is mainly extended in the south of the Yamanote Line, with a large number of properties in Greater Shibuya. And as API’s portfolio has a similar shape to that of Sponsor, which allows API to receive maximum support from Sponsor in property acquisition, leasing and other phases.
